Cap Rate (Capitalization Rate)

Net operating income divided by purchase price — the unlevered yield on the asset.

Benchmark · 6–8% is typical for stabilized single-family rentals.

DSCR (Debt Service Coverage Ratio)

NOI divided by annual debt service — measures whether rent covers the mortgage.

Benchmark · ≥ 1.25 is generally considered strong; below 1.0 means rent doesn't cover the loan.

NOI (Net Operating Income)

Gross rent minus vacancy and operating expenses, before any mortgage payment.

Benchmark · Drives every other metric. Use actual NOI, never the listing's pro-forma.

Cash-on-Cash Return

Annual cash flow divided by total cash invested at close.

Benchmark · 8–12% is the typical investor target for solid SFR deals.
