What is Property Deal Agent?
An AI-assisted real estate underwriting platform for investors who buy income-producing residential property — SFRs, small multifamily, BRRRR projects. It ingests listings from MLS feeds, public-records APIs, pasted URLs, and forwarded wholesaler emails; runs deterministic underwriting; scores every deal 0–100; and gives you an AI secretary that handles back-and-forth with listing agents.
Why separate deterministic math from AI narrative?
Real estate decisions move six- and seven-figure capital. Every NOI, DSCR, cash-on-cash, and 5-year wealth figure comes from a tested formula. The AI writes narrative around those numbers — summaries, red-flag callouts, outreach emails. If the AI is down or you don't have an API key, the platform still works end-to-end with deterministic fallbacks.
How does the Outreach Agent work?
It drafts the initial inquiry using property details, sends it on your behalf, then ingests every reply through a signed reply address. When a reply lands, click “Draft reply” and the agent writes a response — but it never commits on price, financing, or timing without your approval. Auto-send is off by default.
Do I need MLS access?
Not on Free or Starter. Use Rentcast / ATTOM public APIs, paste Zillow / Redfin / Realtor URLs, or forward wholesaler emails. If you have an MLS license (MLSGrid / Trestle / Bridge / Spark), drop your token into Sources and we fetch real MLS listings.
What stops me from running up a huge AI bill?
Hard credit caps per plan (10/mo Free, 200 Starter, 1,000 Pro, 5,000 Team) enforced before any AI call. Plus the deal-chat agent has a strict tool-use limit and cached prompts — repeated calls only pay for the delta.
Can I trust the score?
Every score breaks down into seven weighted sub-scores minus penalties. The detail page shows every contribution, target, and actual value. Disagree with a verdict? See exactly which lever pushed it — and edit your assumption set to re-weight the math.
What happens if I cancel or downgrade?
Nothing is deleted. Properties, notes, offers, chat history, and outreach threads stay forever. New saved-search runs stop once you're over cap, and AI features pause until credits reset — but every existing record remains.
How is this different from PropStream / DealMachine / Privy?
Those tools are list-builders — they hand you addresses. We start where they end: tell you whether the deal underwrites. Scoring engine, agentic chat, AI memo, and outreach agent are unique to our category.
